How these figures are worked out
- Sales: Dubai Land Department transactions for freehold residential flats (sales, delayed sales and payment-plan sales) of AED 200,000 or more.
- Rents: new Ejari leases for single residential units. Renewals are left out, so rents reflect what a new tenant pays today.
- Gross yield is a year's rent divided by the price, before any costs. Net yield, after costs, is in the app.
- Areas are Dubai Land Department communities. Figures are medians, so a few very large or small deals do not move them.
